Need extra space in your home? An extension is a great way of achieving this without having to move, taking the form of a rear or side extension, either single or two-storey, a loft conversion or even multiple extensions.

The cost of an extension will depend largely on the size of the extension, but you will also need to factor in the professional costs, including builders and architects, planning permission and building regulations, as well as interior fit costs such as windows, doors and floors. Your building extension will need to comply with building regulations and HPD Architects services can deal with applications and approvals, as well as procuring and managing the building work for you.

As a rule, you will require planning permission if your extension plans incorporate the following:

  • A single storey extension exceeding 4 metres in height
  • A single storey side extension that exceeds more than half the width of your house.
  • A rear extension greater than 6 metres from the rear of a semi-detached house or 8 metres of a detached house.
  • An increase of the overall height of the building
  • The extension covers half the area of land surrounding your home
  • An extension of the building towards a road
  • Building materials that will differ from the original style of the house
  • A balcony or raised veranda
  • A listed building

If your extension plans do not require you to have planning permission, you will still need to submit your plans to the local authority for a Certificate of Lawful Development if you are planning to build your extension under permitted development rights, and HPD Architects can advise you on the limits and conditions of these. This will ensure that you have the correct paperwork to prove your building did not require planning permission.
